Most of NJ has clay-heavy soils that hold water. Many yards have grades that send water toward, not away from, the house. Here are the fixes that work.
Downspout extensions
The single most common problem. Roof water needs to be carried at least 10 feet away from the foundation — not dumped at the splash block.
French drains
For chronic wet spots in yards, a properly installed French drain — gravel, perforated pipe, fabric, and an outflow — solves what regrading alone can't.
Regrading
Where the issue is grade against the house, regrading the first 10 feet to slope away from the foundation often eliminates basement seepage.
